What to budget on top of the purchase price — transfer tax, VAT, notary, registry and legal fees explained.

Purchase Costs and Taxes When Buying in Andalucía

Resale properties: 7% transfer tax

When you buy a resale property in Andalucía you pay ITP (Impuesto de Transmisiones Patrimoniales) at a flat 7% of the purchase price.

New developments: 10% VAT plus stamp duty

Buying directly from a developer means 10% IVA (VAT) on the price, plus 1.2% AJD (stamp duty) in Andalucía.

Other costs to plan for

Notary and land registry fees are set by tariff and usually come to roughly €1,500–€3,000 depending on price. Legal fees are commonly around 1% plus VAT.

As a rule of thumb, budget around 10–13% on top of the purchase price to cover all taxes and costs.

Owning costs after the purchase

Annual costs include IBI (council tax), community fees, rubbish collection and, for non-residents, imputed income tax. Your advisor can estimate these for any property you are considering.
